The single garage has been recently split into 1 extra room (could be an office or extra bedroom) and a storage room accessed from the garage door.
The new room is water tight, insulated walls and ceiling, and finished to professional standard, with windows to great views.
The room is easily accessable from the house via the breezeway. The garage/room/breezeway shares the same roof as the whole house.
This modification to the garage does not have a building consent, but officially we call it a lockup/office, so it doesn't need one. Note, we only added one internal wall, with no structural changes. We will sell the house with this room as is. A motivated individual might like to complete the garage conversion replacing the storage room with a walk in waldrobe and bathroom, for which you would need to get a building consent then. We also suggest that the breezway could also be closed in at each end, adding a new foyer to the house and also joining the house to the new room. That work would also require a permit. These are just suggestions, but if you had the time and money, that would make this house really nice.
